What West Vancouver landlords need to know in 2026
- Non-resident owners: CRA requires 25% withholding on gross rent unless an approved NR6 lets it be calculated on net income. We handle the withholding paperwork and NR4 slips as an add-on.
- Large homes: landscaping, irrigation, pools, hot tubs and security systems need a written split of who handles what. We put it in the lease and on a maintenance calendar.
- Furnished rentals: terms need to be 90 days or longer to stay outside BC’s short-term rental rules.
