What Richmond landlords need to know in 2026
- Owners living outside Canada: CRA requires 25% withholding on gross rent from non-resident owners unless an approved NR6 lets it be calculated on net income. We handle the withholding paperwork and NR4 slips as an add-on.
- Strata towers: City Centre buildings usually require elevator bookings and a signed Form K for every new tenant. We take care of both.
- Speculation and Vacancy Tax: Richmond is inside the BC SVT zone, so every owner files a declaration each year. A home rented to a tenant for at least six months of the year generally qualifies for the rental exemption, and we keep the lease records you need.
- Rent increases: BC caps annual increases at 2.3% for 2026 and 2.2% for 2027. Each increase needs three full months of written notice on the RTB form, and you can raise rent once every 12 months. We track the dates for you.
