- Two municipalities: the City and the District of North Vancouver have separate bylaws, permits and utility billing. We confirm which one your home sits in before any suite or permit question comes up.
- Rain and hillside lots: we schedule gutter, drainage, roof and moss checks before the fall rains and plan snow and ice clearing for steep driveways. Small fixes in October prevent water damage claims in January.
- Furnished rentals: a furnished tenancy needs a term of 90 days or more to stay outside BC’s short-term rental rules. We document every item at move-in with photos and a signed inventory.
- Rent increases: BC caps annual increases at 2.3% for 2026 and 2.2% for 2027. Each increase needs three full months of written notice on the RTB form, and you can raise rent once every 12 months. We track the dates for you.
