What Surrey landlords need to know in 2026

  • Multi-suite houses: every suite needs its own tenancy agreement and deposit. If units share a hydro or gas meter, each lease has to spell out that unit’s share. We write it in up front.
  • Speculation and Vacancy Tax: Surrey is inside the BC SVT zone, so every owner files a declaration each year. A home rented to a tenant for at least six months of the year generally qualifies for the rental exemption, and we keep the lease records you need.
  • Short-term rentals: BC’s principal residence rule covers Surrey, so an investment condo or house here can’t run as an Airbnb. Long-term tenancies are where the returns are.
  • Rent increases: BC caps annual increases at 2.3% for 2026 and 2.2% for 2027. Each increase needs three full months of written notice on the RTB form, and you can raise rent once every 12 months. We track the dates for you.

Management runs 6% to 9% of monthly rent depending on the property, and leasing is 40% to 75% of one month’s rent. My house has two suites. Do you manage every unit?

Yes. We lease and manage the main floor and each suite as separate tenancies, with separate deposits, inspections and rent ledgers, so one tenant’s issue never holds up the others.

How do you split utilities between suites?

Each lease states the unit’s share as a fixed percentage based on size and occupancy, or uses separate meters where the house has them. We track it every month so nobody argues about the bill.
