Burnaby Property Management

Refinity Homes leases and manages rental condos, townhomes and houses with suites across Burnaby. Our brokerage, Sutton Group – Metroland Realty, is based at UniverCity on Burnaby Mountain, and Burnaby is one of the busiest cities in our portfolio, from Brentwood towers to whole houses near Deer Lake.

We price off live Burnaby comps, screen every applicant, and handle rent, repairs and the strata so you don’t have to.

Burnaby neighbourhoods we manage

  • Metrotown and Central Park: the densest condo market in the city, right on the Expo Line. Units here rent to young professionals and families who want transit at the door.
  • Brentwood, Willingdon Heights and Holdom: newer towers on the Millennium Line. Amenity-heavy buildings where move-in bookings and strata rules need to be handled early.
  • Lougheed: condos around Lougheed Town Centre, popular with commuters heading east or downtown.
  • Edmonds and Highgate: newer low-rise and high-rise condos in South Burnaby.
  • Capitol Hill, Burnaby Heights, Deer Lake and Burnaby Lake: family houses, often with a basement suite, and whole-house rentals.
  • SFU and BCIT: students, faculty and staff who want to live close to campus.

Recent Burnaby rentals we’ve leased

  • Brentwood condos on Halifax Street and Lougheed Highway
  • Metrotown condos on Sanders Street, Silver Avenue and Sardis Street
  • A Highgate condo on Salisbury Avenue
  • Basement suites on Cambridge Street in Capitol Hill and on Caulwynd Place
  • Whole houses on Peter Street, Burris Street and Marine Drive listed between $5,395 and $5,800 a month

What Burnaby landlords need to know in 2026

  • Strata move-ins: most Burnaby towers require elevator bookings, fobs and a signed Form K from the tenant within two weeks of the tenancy. We book the move, collect the forms and brief the tenant on bylaws before keys change hands.
  • Speculation and Vacancy Tax: Burnaby is inside the BC SVT zone, so every owner files a declaration each year. A home rented to a tenant for at least six months of the year generally qualifies for the rental exemption, and we keep the lease records you need.
  • Short-term rentals: BC’s principal residence rule covers Burnaby, so an investment condo or house here can’t run as an Airbnb. Long-term tenancies are where the returns are.
  • Rent increases: BC caps annual increases at 2.3% for 2026 and 2.2% for 2027. Each increase needs three full months of written notice on the RTB form, and you can raise rent once every 12 months. We track the dates for you.

Burnaby property management FAQ

How fast can you rent my Burnaby condo?

It depends on price, condition and season. Well-priced condos near SkyTrain draw strong demand, so we price off current comps, list with professional photos and video on 12 rental sites and run multiple showings a week.

Do you manage student rentals near SFU and BCIT?

Yes. We screen for income or a qualified guarantor, set clear rules for shared units, and time listings around the September and January intakes.

Will you deal with my strata?

Yes. We handle strata communication, move-in bookings, Form K and bylaw notices, and we flag building-wide repairs that affect your unit.

What does property management cost in Burnaby?

6% to 9% of monthly rent for management and 40% to 75% of one month’s rent for leasing. No setup, advertising or inspection fees.
