What Vancouver landlords need to know in 2026
- Empty Homes Tax: every Vancouver residential owner files a property status declaration each year, rented or not. Homes found empty pay 3% of assessed value. A home rented to a tenant for at least six months of the year generally qualifies for the rental exemption, and we give you the tenancy records to prove it.
- Speculation and Vacancy Tax: Vancouver is inside the BC SVT zone, so every owner files a declaration each year. A home rented to a tenant for at least six months of the year generally qualifies for the rental exemption, and we keep the lease records you need.
- Short-term rentals: Vancouver limits short-term rentals to a host’s principal residence and requires a city business licence. Investment condos and houses here are long-term rentals.
- Rent increases: BC caps annual increases at 2.3% for 2026 and 2.2% for 2027. Each increase needs three full months of written notice on the RTB form, and you can raise rent once every 12 months. We track the dates for you.

Yes. We lease each unit on its own RTA lease with its own deposit and a written utility split, and we schedule showings so one move doesn’t disrupt the other tenants.
Do I still file the Empty Homes Tax declaration if my place is rented?
Yes. Every Vancouver owner declares every year. We send you the tenancy dates and lease copies so the declaration takes a few minutes.
I live outside Canada. Can you manage my Vancouver rental?
Yes. We handle tenants, repairs and statements, and we manage the non-resident tax paperwork (NR4) as an add-on so your CRA filing stays clean.
